Built on
hard data.

The substrate underneath every analysis.

Florida depth

4.6M parcels. Assessor rolls, DOR sales, building SF, ownership. The property micro layer that closes the gap between map and brief.

Metro Atlanta

~1M parcels across Fulton, DeKalb, Cobb, and Clayton. Sales, zoning, permits, and crime, wired the same way as the Florida layer.

National coverage

Market scores, demographics, employment, FEMA, OZ. The macro picture for every market in the country, not only the ones you cover today.

Live data

Refreshed continuously. When the data runs thin, the brief says so. It doesn't make something up.

Questions
brokers ask.

What the brief contains, where the data comes from, and what it is safe to put in front of a client.

What do I actually get from one address?
A cited brief on that specific property. Pricing with the comparables behind it, the submarket around it, the demographics at tract resolution, the risks that could break the deal, and the position to lead with for the side you are on. Figures link to the records behind them, so you can show a client where the number came from instead of asking them to take your word for it.
Does ZOVA work for residential, or only commercial?
Both. The same parcel data, sale history, and market signals underpin a duplex and a distribution center. What changes is the frame: an income read where there is income, a comparable-sales read where there is not. Pick buy side or sell side when you start, and the brief argues that side.
Where does the data come from?
Two places. Your own documents first: upload the OM, rent roll, and T-12, and ZOVA reads the figures out of them and checks them against each other. Then public record and government sources: county assessor rolls, Department of Revenue sale records, building square footage and ownership from the parcel layer, plus federal market data for demographics, employment, FEMA flood exposure, and Opportunity Zone status. The underwriting, the scenarios, and the deliverables are built on both. No scraped listing photos, no paywalled feed you cannot audit. Figures link to the records behind them.
Which markets are covered?
The market layer is national: scores, demographics, employment, flood, and Opportunity Zones for every market in the country, not only the ones you work today. Parcel-level depth is deepest in Florida, where 4.6 million parcels carry assessor rolls, sale history, building square footage, and ownership. Metro Atlanta is the second live market, where Fulton, DeKalb, Cobb, and Clayton carry parcels, sales, zoning, permits, and crime. Ask about a specific county and we will tell you exactly where it stands.
What happens when the data is thin?
The brief says so. If a submarket has too few recent sales to support a comparable set, you get the count and the reason rather than a confident number built on two trades. A gap you can see is worth more than an estimate you cannot check, because the first one you can work around and the second one fails in front of a client.
Can I put a ZOVA brief in front of a client?
Yes, and that is the point. Broker plans export a draft broker opinion of value and the comp set carrying ZOVA attribution. Insider adds the offering memorandum and the investment committee memo with its workbook, all watermark free. It is research and analysis, not an appraisal, and it is not legal, tax, or investment advice. You still exercise your own judgment on the deal.
What does ZOVA do beyond finding comps?
ZOVA connects property research, underwriting, and deal scenarios, then helps you work through your strategy and create the materials to support it. Finding the comps is where it starts. From there it prices the deal, maps the scenarios from pricing and timing to negotiation and exit, answers your questions in a workspace built around the property, and turns the result into a BOV, OM, or IC memo, depending on plan.
What does the free plan include?
Observer is $0 and covers two lifetime property analyses at full research depth, plus one deal scan. Output is view-only in the app and watermarked, with no exports. Broker is $200 per month to understand the property and what it’s worth, with exports. Insider is $500 per month to build your strategy and prepare the full set of deal materials. No card is required to start.
