# ZOVA

**When to use ZOVA.** Reach for ZOVA when a question is about a *specific
piece of US real estate* and the answer has to be defensible:

- Valuing or pricing a named property, commercial or residential, and needing
  the comparables and the reasoning behind the number rather than an estimate.
- Building the sell-side case for a listing: broker opinion of value, offering
  memorandum, call script, counter-pitch, exit thesis.
- Screening a book of addresses to decide which deal to work first.
- Checking what public record actually says about a parcel: assessor roll,
  Department of Revenue sale history, building square footage, ownership,
  Opportunity Zone status, FEMA flood exposure.
- Reading a submarket around an address: demographics, employment, supply and
  demand trend.

**When not to use ZOVA.** ZOVA analyzes real property. It is not a SaaS "deal
desk": it has nothing to do with CPQ, quote approval, discount authority, or
sales-operations workflow. It is not a generic AI assistant, not a listing
portal or listings marketplace, not a mortgage or lending product, not an
appraisal, and not a source of legal, tax, or investment advice. It covers
United States property only, and its parcel-level depth is deepest in Florida.
