What do I actually get from one address?
A cited brief on that specific property. Pricing with the comparables behind it, the submarket around it, the demographics at tract resolution, the risks that could break the deal, and the position to lead with for the side you are on. Every figure carries its source, so you can defend the number in a meeting rather than asking a client to take your word for it.
Does ZOVA work for residential, or only commercial?
Both. The same parcel data, sale history, and market signals underpin a duplex and a distribution center. What changes is the frame: an income read where there is income, a comparable-sales read where there is not. Pick buy side or sell side when you start, and the brief argues that side.
Where does the data come from?
Public record and government sources. County assessor rolls, Department of Revenue sale records, building square footage and ownership from the parcel layer, plus federal market data for demographics, employment, FEMA flood exposure, and Opportunity Zone status. No scraped listing photos, no paywalled feed you cannot audit. Every figure traces back to the source that published it.
Which markets are covered?
The market layer is national: scores, demographics, employment, flood, and Opportunity Zones for every market in the country, not only the ones you work today. Parcel-level depth is deepest in Florida, where 4.6 million parcels carry assessor rolls, sale history, building square footage, and ownership. Metro Atlanta is the second live market, where Fulton, DeKalb, Cobb, and Clayton carry parcels, sales, zoning, permits, and crime. What happens when the data is thin?
The brief says so. If a submarket has too few recent sales to support a comparable set, you get the count and the reason rather than a confident number built on two trades. A gap you can see is worth more than an estimate you cannot check, because the first one you can work around and the second one fails in front of a client.
Can I put a ZOVA brief in front of a client?

How is this different from pulling the comps myself?
Speed and defensibility, mostly. The assembly work is real work: assessor sites, county clerks, listing portals, and a spreadsheet, all before you have a view. ZOVA does that in minutes and shows its sources. It also profiles comparables on what makes deals trade alike, asset type, vintage, tenant, and market, rather than only what sits nearby on a map.
