The agreement between you and ZOVA.

These terms cover your use of ZOVA — the website, the app, the deal analysis product, the deal scanner, the chat, and any other service we operate under the ZOVA brand. By creating an account or using the product, you agree to them.

“ZOVA,” “we,” and “us” refer to the company operating the service. “You” refers to the person or organization using it.

You must be at least sixteen years old and able to enter into a binding contract. If you are signing up on behalf of a brokerage or firm, you confirm you have authority to bind it to these terms.

One person per account. Sharing credentials with colleagues violates these terms and we may suspend the account.

You are responsible for activity on your account, including the accuracy of the information you submit and the security of your credentials. Tell us promptly at [email protected] if you suspect unauthorized access.

New accounts get a small number of free analyses as a trial. After that, continued use requires a paid plan. Current plans and limits live on the pricing page.

Subscriptions renew automatically at the cadence you selected (monthly or annual) until cancelled. You can cancel any time from settings; cancellation takes effect at the end of the current billing period. We do not refund partial months. We may refund annual plans at our discretion on a pro-rata basis.

Prices may change. We’ll give at least thirty days’ notice before increasing the price of an existing subscription, and the new price applies on your next renewal.

Payments are processed by Stripe. By providing payment information, you authorize us to charge the applicable fees and taxes.

You agree not to:

• Resell ZOVA, white-label it, or build a competing product on top of it.
• Scrape the product, reverse-engineer it, or attempt to extract the underlying datasets in bulk.
• Use the product to make decisions about credit, housing, employment, or insurance for a specific person in a way that requires Fair Credit Reporting Act compliance — ZOVA is not a consumer reporting agency.
• Submit information you don’t have the right to submit, including confidential listing data covered by an NDA that prohibits it.
• Use the product to harass, defame, or harm others, or to violate any law.
• Probe, scan, or test the security of our systems without written permission.

We may suspend or terminate accounts that violate these rules, generally with notice but without notice for severe or repeated violations.

You keep ownership of what you submit (property addresses, theses, notes — collectively, “Inputs”) and of the analyses, dossiers, and artifacts we produce for you (“Outputs”).

You grant ZOVA a worldwide, royalty-free license to process Inputs and Outputs to operate and improve the service, including by sending relevant portions to AI providers under their commercial terms. We may also use de-identified, aggregated signal derived from your usage to improve the product for all users.

You are responsible for verifying Outputs before relying on them in a transaction. Outputs are model-generated and may contain errors. See “No professional advice” below.

The product, the brand, the data warehouse we operate, and the software behind them are owned by ZOVA or our licensors. These terms don’t transfer any of those rights to you. You get a limited, non-transferable license to use ZOVA for its intended purpose while your account is in good standing.

ZOVA is a research and analysis tool for commercial real estate professionals. Outputs are not legal, financial, tax, investment, or appraisal advice. We are not your broker, agent, fiduciary, or appraiser. Verify every number against primary sources before committing capital or making representations to a counterparty.

ZOVA pulls from public government datasets (Census, BLS, FEMA, FDIC, HUD, FRED, EIA, and similar) and third-party services. We don’t guarantee the accuracy, timeliness, or completeness of upstream data. When an upstream source changes its schema or breaks, our coverage may break too.

ZOVA is provided “as is.” To the maximum extent permitted by law, we disclaim all warranties — express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We don’t warrant that the service will be uninterrupted, error-free, or that Outputs will be accurate.

To the maximum extent permitted by law, ZOVA will not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost deals, or lost data — arising from your use of the service. Our total liability for any claim arising from these terms is capped at the greater of one hundred US dollars and the amount you paid us in the twelve months before the claim.

You agree to defend and hold ZOVA harmless from claims, damages, and expenses arising out of your Inputs, your use of the Outputs, or your violation of these terms.

You may cancel your subscription at any time from your billing settings, and close your account at any time by emailing [email protected]. We may suspend or terminate accounts that violate these terms or that we are required to terminate by law. Sections that by their nature should survive termination (ownership, disclaimers, liability limits, dispute resolution) will survive.

These terms are governed by the laws of the State of Delaware, without regard to its conflict-of-law rules. Disputes will be resolved in the state or federal courts located in Delaware, and you consent to that venue. Nothing here waives any rights you have as a consumer that cannot be waived under applicable law.

We may update these terms from time to time. For material changes we’ll give notice in-product or by email at least thirty days before the change takes effect. Continued use of ZOVA after a change means you accept the updated terms.
