Is there a CRE-specific alternative to ChatGPT for underwriting documents?

The short answer

Yes. ZOVA is built for the documents a commercial real estate deal arrives with. Upload the offering memorandum, rent roll and T-12, up to eight files at once, and it pulls the asking price, NOI, rents and tenants into terms you confirm, then checks the OM's headline NOI against the T-12's own income and expenses. The checked figures carry into the comparable sales, the recommended price and the deliverables, such as an IC memo with its Excel workbook. ChatGPT can summarize the same PDFs, but it starts with no parcel record, no recorded sales and no deal record to carry the figures into.

The take

Summarizing the OM is the easy part. The work is checking it.

01

What a CRE tool does with the documents

A summary repeats what the seller printed. Underwriting needs each figure in a deal record, tied to the document it came from and checked before it moves the price. ZOVA reads the rent roll and the T-12 as well as the OM, takes in-place rents rather than pro forma ones, and shows the page to check when a figure you confirmed and the document disagree.

  1. 01The OM's asking price, NOI, cap rate, size and occupancy
  2. 02The rent roll's units or tenants at in-place rents
  3. 03The T-12's income and expense lines, the period they cover, and whether they are actual or pro forma
  4. 04Where the OM's NOI and the T-12's part ways, and by how much

02

Where ChatGPT still fits

A general assistant is good for drafting the cover email, explaining a lease clause or tightening a paragraph. For underwriting, its answer depends on the files and instructions in that one conversation: the parcel, the recorded sales and the calculation rules have to come from you each time, and its arithmetic still needs checking. ZOVA keeps that context on the deal.

03

Nearby wording, same intent.

Can ZOVA read a rent roll and a T-12, or only the OM?
All three. Upload them together and ZOVA reads the rent roll's units or tenants and the T-12's income and expense lines alongside the OM, then shows where the OM's NOI and the T-12's disagree.
Does ZOVA replace my underwriting model?
For pricing and screening a deal, it can: the analysis, comps and exit scenarios run from the same deal record, and the buy side gets an IC memo with an Excel workbook behind it. Keep your own model when a lender, firm or committee requires its approved format or lease-by-lease cash flows.
What should I check after ZOVA reads the documents?
The figures that carry the price: NOI, rents, expenses and square footage. Confirm them against the original pages, especially scanned tables and pro forma columns, and take legal, environmental and lending questions to the right professional.

ZOVA output is research and analysis, not an appraisal or legal, tax, lending, engineering, environmental, or investment advice. Confirm material decisions with the appropriate professional and current source documents.
